1) 24/7 Representation
  • I’m on call for you, whether we’re under contract or still searching for your home!
2) I’ll Work Closely With Your Lender.
  • This includes understanding your buying power, and any contingencies you may need.
  • Once under contract I’ll make sure we receive weekly loan status updates.
3) Search Inventory Of Available Homes.
  • I have multiple resources that we can use to work together so we don’t miss out on any homes that hit the market.
  • I also pay a premium that will provide you access to create your own searches! 
4) Schedule Home Tours
  • Owners can have unavailable times, work from home schedules, pets…I will manage this so we have a smooth and organized home tour.
  • I will also provide seller disclosures if they are available. 
5) Write Contracts
  • Each contract will have specific terms, dates, and financial info that you’ll need to understand and be comfortable with.
  • Possible negotiations with an I-Buyer. 
6) Earnest Money
  • I help keep this PROTECTED! 
7) I Will Negotiate The Following:
  • Sales Price 
  • Earnest Money Deposit
  • Contingencies
  • Seller Credits
  • Due Diligence Periods
  • Closing Date
8) Work With Title Company
  • Review the home’s title report or title commitment.
  • Understanding the current “status” of the home is very important!
9) Inspections
  • Understanding your due diligence period.
  • We will review all seller disclosures and home insurance/claims history. 
  • I will schedule and manage your home inspection; this includes multiple inspections from various services/contractors if needed.
10) Home Repairs 
  • I will draft and submit our inspection report/request form.
  • I will negotiate with sellers regarding your inspection report/requests. 
11) Home Warranty
  • I highly recommend this and can help get you setup with one that goes into effect once you own your new home! 
12) Appraisal
  • It is important to know WHEN to get the appraisal scheduled.
  • If needed I can help re-negotiate the sales price once the appraisal is in. 
13) No 2 Purchases Are The Same
  • Is the home vacant or occupied?
  • Are we working with an I-Buyer?
  • Are there multiple offers in?
  • To post possess, or not to post possess…
  • How is your earnest money protected?
  • What if a seller gives you a CURE notice?
